Tile & Grout Cleaning San Diego

Your mop is making your grout worse. High-pressure steam extraction pulls staining out of grout pores — restoring the original color you haven't seen in years.

Why Mopping Makes Grout Worse

Mops Push Dirt In

Grout is porous like a sponge. Mopping spreads dirty water over the tile surface and the grout absorbs it. Each mop cycle deposits more dirt deeper into the grout.

Store Products Fail

Consumer grout cleaners sit on the surface. They can't penetrate deep enough to pull out embedded staining. Some acidic cleaners actually etch tile and damage natural stone.

Extraction Works

Our truck-mounted system blasts 250°F steam into grout lines at high pressure, then immediately vacuums out the dissolved dirt. It pulls staining out instead of pushing it in.

Our Tile Cleaning Process

01

Assessment

We identify tile type (ceramic, porcelain, natural stone), grout condition, and any sealant. This determines the chemistry and pressure we use.

02

Pre-Treatment

Alkaline cleaning solution is applied to grout lines and allowed to dwell. This loosens embedded staining and emulsifies grease.

03

Steam Extraction

High-pressure 250°F steam blasts into grout while simultaneous vacuum extraction removes everything. No dirty water sitting on your floor.

04

Seal & Protect

Penetrating sealant fills grout pores to prevent future staining. Dries clear, doesn't change appearance, lasts 2-3 years.

Tile & Grout FAQ

Why is my grout dark even after I mop? add
Grout is porous. Mops push dirty water into grout lines where it absorbs and stains from within. Surface mopping only cleans the tile — it makes the grout worse. Professional extraction pulls the staining out from inside the grout pores.
How much does tile and grout cleaning cost? add
Cleaning only starts at $0.75-$1.00 per square foot. Cleaning with sealing runs $1.50-$2.00 per square foot. Grout recoloring is quoted per job based on area and condition. We provide exact quotes before work begins.
Should I seal my grout after cleaning? add
Yes, always. Clean grout without sealant is like washing your car and parking it in the mud. Sealing fills the pores so future spills and mop water bead on the surface instead of being absorbed. Sealant lasts 2-3 years with normal wear.
Can you change the color of my grout? add
Yes. Grout recoloring (also called grout dyeing) applies a pigmented epoxy sealant over your existing grout. It can go lighter, darker, or a completely different color. It both recolors and seals in one step.
How long does tile and grout cleaning take? add
About 30-45 minutes per 200 square feet for cleaning only. A typical kitchen floor (around 150 sq ft) is done in under an hour, while a larger floor of 300+ sq ft takes 1.5 to 2 hours. Adding sealant requires an additional 30-60 minutes total — most of that is dwell time while the sealer penetrates the grout pores, with minimal active labor. If you are combining tile cleaning with carpet or upholstery cleaning in the same visit, the entire job typically takes 2-4 hours start to finish. We give you a specific time window when we confirm your booking.
Do you clean natural stone tile? add
Yes — marble, travertine, slate, and limestone all require specific pH-neutral cleaners that won't etch or dull the surface. We adjust our chemistry and pressure for each stone type. Acidic cleaners (like vinegar) destroy natural stone.
