Why It Comes Back

Pet urine is not a surface stain.

Liquid soaks through carpet fibers, into the backing, into the underlay, and sometimes into the subfloor. As urine dries, it forms uric acid crystals that bond to fibers. Standard carpet cleaning lifts the surface stain but leaves the crystals embedded below — which is why the smell comes back days later when humidity rises.

Enzyme treatment is different. The enzymes chemically break down uric acid crystals at the molecular level. Once the crystals are gone, the smell is gone — permanently, not temporarily.

JMP uses enzyme treatment combined with subsurface extraction — going after what's below the carpet, not just on top — to fully remove pet urine and the odor it causes.

Our 4-Step Pet Urine Process

01

Black Light Inspection

We darken the room and use UV light to reveal every urine deposit — including the ones you cannot see or smell yet. Your quote is locked before we start.

02

Enzyme Application

We saturate each affected area with enzymatic treatment that breaks uric acid crystals down at the molecular level, eliminating the odor source.

03

Subsurface Extraction

Specialized extraction equipment flushes and removes contamination from the backing and pad below the carpet — not just the surface fibers.

04

Sanitize & Dry

We sanitize the treated areas to neutralize bacteria, then set up airflow for fast drying. Safe for pets and kids within 2-4 hours.

Pet Urine & Odor FAQ

What does "per affected area" mean for pet urine pricing? add
An affected area is a contaminated spot roughly up to a few square feet — for example, a single accident zone or a corner a pet has repeatedly used. We confirm the number of affected areas during the black light inspection before any work begins, so you know the exact price up front. A spot that has been used many times and has soaked into the pad and subfloor counts as one larger area and may need deeper subsurface extraction, which we will explain and price in writing before we start.
Can JMP remove old, set-in pet urine? add
In most cases, yes. Old urine forms crystallized uric acid that bonds to carpet fibers, backing, and padding — which is why the smell returns when humidity rises. Our enzyme treatment chemically breaks those crystals down at the molecular level, and our subsurface extraction pulls the dissolved contamination out from below the carpet, not just off the top. Severe, long-term saturation that has reached the subfloor occasionally needs repeat treatment or sealing, and we will always tell you honestly what your specific situation requires after the inspection.
Is pet urine treatment safe for my pets and kids? add
Yes. Our enzyme treatments are non-toxic, pH-balanced, and safe for pets and children once dry — usually within 2-4 hours. The enzymes target the proteins and uric acid in urine; they do not leave behind harsh chemical residue. We never use products that would harm the animals that live in your home. If anyone in your household has specific sensitivities or you prefer fragrance-free products, mention it when booking and we will accommodate.
Will my dog or cat keep using the same spot after treatment? add
Pets often re-mark spots because they can still smell previous accidents that surface cleaning left behind. Because our enzyme treatment fully removes the odor source at the molecular level rather than masking it, it significantly reduces the scent cue that draws pets back. No cleaner can change behavior on its own, but removing the underlying odor is the single most effective step. Pairing treatment with consistent training and an enzyme-safe deterrent gives you the best chance of breaking the cycle for good.
Do I need full carpet cleaning, or just pet treatment? add
It depends on the situation. If you have one or two isolated accident spots, targeted pet urine treatment at $49 per affected area may be all you need. If the whole room shows general soiling, traffic lanes, or multiple scattered accidents, combining a full carpet cleaning with pet treatment gives the best overall result and value. During the inspection we will give you an honest recommendation — we would rather you book the right service than overpay for one you do not need.
Do you treat urine in mattresses, upholstery, and area rugs too? add
Yes. The same enzyme-and-extraction approach works on mattresses, upholstery, and area rugs. Mattresses and upholstery get surface enzyme treatment with controlled-moisture extraction so they dry properly. Heavily contaminated area rugs — especially wool, silk, or hand-knotted pieces — are often best treated off-site at our facility where we can fully submerge and flush them. Tell us what is affected when you book so we can bring the right equipment and quote every piece in writing before we start.
